Mapletree Industrial Trust Appoints Anand Chandran as New CEO, Lily Ler Moves to Group Role

The argument

Mapletree Industrial Trust Management is undergoing a leadership transition, with Anand Chandran succeeding Lily Ler as Chief Executive. This change positions Ler into a group-level financial role at Mapletree Investments, while Chandran assumes oversight of the trust's S$8.3 billion portfolio, which includes a significant allocation to data centres.

Leadership Succession at Mapletree Industrial Trust Management

The management entity for Mapletree Industrial Trust (MIT) will experience a leadership change effective October 1, 2026, as detailed in a bourse filing by the manager on August 21, 2026. Lily Ler, aged 54, will step down from her positions as Chief Executive Officer and Executive Director.

Her departure paves the way for Anand Tze Ming Chandran, aged 43, who currently leads Asia-Pacific data centres at Mapletree Investments, the trust's sponsor. Mr Chandran's appointment as CEO and Executive Director is also effective October 1, 2026, pending regulatory endorsement.

This transition places a new executive at the helm of a trust managing a portfolio of industrial properties and data centres valued at approximately S$8.3 billion. The trust's market capitalisation stands at S$5.5 billion.

Ler's Transition to Group Financial Oversight

Lily Ler's move within the Mapletree ecosystem demonstrates a continuity of expertise at a strategic level. Having served as CEO and Executive Director of Mapletree Industrial Trust Management since July 2024, her tenure involved overseeing the trust's operational and strategic direction.

Prior to assuming the CEO role, she functioned as the trust manager's Chief Financial Officer for over ten years, accumulating substantial experience in the financial governance of real estate investment trusts. Upon vacating her current roles, Ms Ler will transition to become the Group Chief Financial Officer for Mapletree Investments, the parent entity.

This new mandate places her in a broader financial leadership capacity across the sponsor's diverse investment portfolio.

Chandran's Digital Infrastructure and Finance Background

Anand Chandran brings a background in corporate finance, investment banking, and digital infrastructure spanning more than 16 years. Before joining Mapletree Investments in February 2026, he was the Chief Financial Officer for K2 Strategic, the digital infrastructure platform of Kuok Group.

In that capacity, he was responsible for capital and liquidity strategy, corporate governance frameworks, and merger and acquisition activities.

His prior roles and educational background, which includes degrees from the London School of Economics and Political Science, the University of Oxford, and Singapore Management University, equip him with a comprehensive understanding of both financial markets and the digital infrastructure sector. This experience aligns with a significant component of MIT's existing asset base.

Strategic Alignment with Portfolio Evolution

Mr Chandran’s appointment aligns with the Mapletree Industrial Trust's existing portfolio composition, which includes a substantial allocation to data centres alongside industrial properties.

His specific expertise in Asia-Pacific data centres, cultivated at Mapletree Investments and through his previous role at K2 Strategic, suggests a continued strategic focus on this asset class within the trust.

The trust's portfolio, valued at S$8.3 billion, already includes these specialised assets, indicating that the leadership change could reinforce existing investment directions rather than signal a significant pivot.

The detailed disclosures regarding these management changes, which the trust manager stated would be released separately, will provide further clarity on any strategic shifts.

Consequence for Asian REIT Investors

The transition of leadership at Mapletree Industrial Trust Management points to a continued emphasis on specialised asset classes, particularly digital infrastructure.

For investors and decision-makers in the Asian real estate investment trust sector, Mr Chandran's background suggests that capital allocation within the S$8.3 billion portfolio is likely to maintain or potentially increase its focus on data centres and related industrial assets.

The market's initial reaction saw the trust's units close at S$1.92 on August 21, 2026, an increase of S$0.01 or 0.5 per cent, prior to the news of the leadership change being widely disseminated.

Further clarity on strategic implications will emerge with the detailed disclosures from the trust manager, which are expected to be released following the October 1, 2026, effective date of the appointments.
