Thakral Corp. nets US$21m cash from Osaka property sale
Singapore-listed Thakral Corporation sold its Utsubo East Building in Osaka for JPY4.12 billion, generating approximately US$21 million in cash from the divestment and portfolio refinancing.

Thakral Divests Osaka's Utsubo East Building
Thakral Corporation, a firm listed in Singapore, has completed the sale of its Utsubo East Building, a commercial property located in Osaka, Japan. The transaction was finalised for JPY4.12 billion (approximately US$33.4 million), representing a 16% increase over the JPY1.7 billion paid for the asset in 2018, as disclosed in a Sept 30 bourse filing by Thakral Corporation.
Thakral maintained an effective ownership stake of approximately 55% in the property through TJP, a pooled investment vehicle that includes equity interests from both the group and co-investors, alongside its indirect subsidiary, SJ Property Investments.
Cash Release and Attributable Profit from Sale
The combined effect of this divestment and the upcoming refinancing of its broader portfolio is expected to release approximately US$21 million in cash for Thakral Corporation. Additionally, the sale will generate a one-off attributable profit of about US$1.5 million, according to the Sept 30 bourse filing by the Singapore-listed company.
These financial outcomes directly contribute to the company's capital reserves and reported earnings. The Utsubo East Building is a freehold property featuring nine floors and one basement level, situated on a 762 square metre site with a gross floor area of 4,953 square metres. As of the first half of 2026, the property maintained an occupancy rate of 91.6%.
Continued Focus on Japan Property Portfolio
This recent transaction represents Thakral's second property divestment in Osaka within a 12-month period. It follows the sale of the Yotsubashi Nakano Building in September 2025 for JPY5.3 billion, which was 13.7% above its carrying value at that time.
Following the Utsubo East Building sale, Thakral’s presence in Osaka now comprises four office buildings and one hotel, which are anticipated to provide recurring revenue streams.
Inderbethal Singh Thakral, the company's CEO and executive director, stated that the divestment reflects a disciplined approach to capital recycling and value realisation, affirming Japan as an 'exciting market' for further investment.
Capital Reallocation for Future Investments
The cash proceeds from the Utsubo East Building divestment, coupled with funds from the planned portfolio refinancing, provide Thakral Corporation with capital for reinvestment. These funds are designated for new growth opportunities within Japan, as indicated by the company's CEO.
Future capital allocation decisions by Thakral Corporation, potentially involving new property acquisitions or developments in key Japanese urban centres, will be a key area for observation.
The impact of these investments on the company's financial performance, particularly on its recurring revenue base, is expected to become clear in its interim results for the first half of 2027.
